Factors including low mortgage rates, the stamp duty holiday, changes in buyers’ priorities and importantly corporate companies wishing to relocate employees into the UK after ‘lock-down’ have all contributed to the strong demand within the residential UK housing market in 2021.
Last year, was an incredibly busy and successful year for us and we see little difference as we go into 2022.
Understanding, our corporate and private clients’ aspirations and what they are looking for is paramount in our role, ensuring that we meet and go beyond our clients’ expectations whatever they are. What will remain key is our ability to get to know about ‘off-market’ properties whether renting or buying, a reputation we are proud of having.
Looking ahead to this year, we thought it might be helpful to share the trends that are expected to influence our clients’ expectations and desires – design, style and space planning, so here are our top five.
Combining and maximising inside and outside spaces will continue to be essential; man-caves, even basements, garden sheds and summer houses in the garden will become features and importantly add value to all properties.
Working remotely and from home has become an accepted part of many people’s lives. The daily commute and living within a 15-minute drive of a train station is not so key anymore. Properties that sit just beyond the traditional station drive time have become more accessible and in demand and will continue to be so.
To start with, dressing tables, kitchen worktops and dining tables were all repurposed into desks to accommodate working from home. With the uncertainty set to continue in 2022, homes will have to continue to be zoning areas for work, rest, and play; this will be a key trend.
4. Natural light combined with ecological materials are anticipated to be centre stage in many home design considerations. Aesthetic benefits of natural materials such as wood and travertine are on trend and if sourced responsibly fit with the sustainability agenda becoming increasingly important for owners, tenants, developers, and designers.
5. Colours for interiors are expected to draw from the rich earthy tones in colour palettes. This adds creativity, individuality and wow factor compared to the very neutral palettes we have seen over recent years.
